TPO Flat Roofing Membrane

When it comes to flat roofing, there are a few options: rolled asphalt, tar, gravel, etc. If your roof pitch is below 2/12, Loveland Roofing strongly recommends using TPO. Also known as “thermoplastic polyolefin” membrane. This is a single ply roofing system often used for flat roofs both residential and commercial.

TPO is a blend of ethylene propylene rubber and polypropylene that’s reinforced with polyester and heat-weldable at the seams. It’s often white and highly reflective, which can help save energy.

TPO roofs have many benefits, including:

  • Durability: TPO is resistant to heat, UV, and fungus, and can last 20–30 years if properly maintained.
  • Flexibility: TPO is flexible in colder temperatures and doesn’t require plasticizers.
  • Cost-effectiveness: TPO is affordable and considered one of the most budget-friendly ways to improve a building’s energy efficiency.

Wood / Cedar Shake

Much less common in the area. These roofs are not the most modern form of roofing, and are therefore phasing out. These roofs are a “30-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 20-25 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 2-3 years. If routine maintenance is not completed, the lifetime will decrease significantly.

Common signs when ready to replace:

  • 20+ years old
  • Current Leaks in multiple areas
  • Wood shake shingles will look much darker and very aged. At this point, they crack and fall apart.
