Concrete Roof / Clay Tile Roof

Very common in the area. These roofs are a “50-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 40-45 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 2-3 years. If routine maintenance is not completed, the lifetime will decreases significantly.

Common repairs & maintenance that will cause a leak:

  • Cracked/Sliding/Shattered Tiles
  • Cracked rubber collars
  • Debris from problem areas such as: Valleys, Chimneys, Skylights, etc.
  • Replace damaged felt underlayment and wooden bats

Asphalt Shingle Roof / Composition Roof

Very common for the area. These roofs are a “30-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 20-25 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 2-3 years. If routine maintenance is not completed, the lifetime will decreases significantly.

Wood Roof / Cedar Shake Roof

Much less common in the area. These roofs are not the most modern form of roofing, and are therefore phasing out. These roofs are a “30-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 20-25 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 2-3 years. If routine maintenance is not completed, the lifetime will decreases significantly.
