Concrete/clay Tile
Very common in the area. These roofs are a “50-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 40-45 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 5-10 years. If routine maintenance is not completed, the lifetime will decreases significantly.
Common signs when ready to replace:
- 40+ years old
- Current Leaks in multiple areas
- Tiles will look relatively unaged, but the underlaying materials will be very worn (felt, wooden bats, etc.)

Asphalt Shingle/Composition
Very common for the area. These roofs are a “30-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 20-25 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 5-10 years. If routine maintenance is not completed, the lifetime will decreases significantly.
Common signs when ready to replace:
- 20+ years old
- Current Leaks in multiple areas
- Shingles will change color with age. They appear to look darker and scuffed; and even have silver edging.

Much less common in the area. These roofs are not the most modern form of roofing, and are therefore phasing out. These roofs are a “30-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 20-25 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 5-10 years. If routine maintenance is not completed, the lifetime will decreases significantly.
Common signs when ready to replace:

- Wood shake shingles will look much darker and very aged. At this point, they crack and fall apart.
