Concrete/clay Tile
Very common in the area. These roofs are a “50-year roof” in best-case conditions. In the Northern California climate, we typically see them last for 40-45 years before a replacement is needed. This lifetime is only reached when routine maintenance is done every 5-10 years. If routine maintenance is not completed, the lifetime will decreases significantly.
Common repairs & maintenance that will cause a leak:
- Cracked/Sliding/Shattered Tiles
- Cracked rubber collars
- Debris from problem areas such as: Valleys, Chimneys, Skylights, etc.
